Get the Facts - Why Should You Buy or Sell a Home in Columbia, South Carolina Right Now?

  1. Real estate markets are local, not national.  The home market is as local as your own neighborhood.  Ask your Realtor® how the homes are selling where you live.

  2. The Columbia Metro Real Estate Market has remained historically stable.   When compared to other national markets outside of South Carolina, our local market has not seen the large swings in home values as those in “bubble markets”.

  3. Homeownership builds wealth, is a long term investment and is a primary aspect of living the American Dream.   As home owner, you are able to take advantage of the generous tax deductions that homeownership offers and you begin to build equity in your property. As your property builds equity, you can sell your home and use those gains to afford a move into a larger home.

  4. Location, Location, Location!  Local home builders have been working on reducing their inventories and are eager to sell you a new home.  Existing, resale home inventories allow for great selections and opportunities for you to find the perfect home in the perfect place for you!

  5. Interest rates on home loans are still low and very favorable for buyers.  Rates have remained at all time lows.  If you can qualify for a loan, take advantage of low rates, low pricing and the excellent home selection.

  6. Are the Prices in the neighborhood that you are interested in relatively stable?  If home prices are either holding their own, increasing, or the pace of decline is slowing significantly, don’t wait for the market bottom, you just may miss it.

  7. Are you planning to stay in the home that you want to buy for more than five years? If you can stick it out that long before selling, you will probably ride out any downturn and come out ahead on price.

  8. Is Your Rent as High as a Mortgage Payment.  If you can qualify for a loan and afford to buy, ownership can give you one bonus that renting can't: the mortgage-interest deduction on your taxes.

  9. Have you found the right house in the right area for you?  If you feel that you love the area and know it would be hard to find another house just like the one you have your eye on, don’t wait to buy.  If you wait and buy in a better market, you would most likely have much more competition for that home and could wind up in a bidding war.

  10. Do you have equity built in your home and are you moving up to a larger, higher value home?  You will probably be able to find a great deal in your new home market, so any actual or perceived loss in the sale of your current home could most likely be made up in potential savings on your new home purchase.
